A Note from John Reeder

I first obtained a California real estate license in the spring of 2006. In the intervening years I have failed to sell even a single home, or industrial building, or triple net anything.


But while I've been a complete failure at selling things that most people associate with real estate, I have sold a good amount of land.


Thousands of acres of raw land, along with utility scale solar development sites, dozens of cannabis sites, and thousands of residential lots.


Along the way I've also been lucky to have a diverse group of investors and developers as clients. I've represented Chinese developers, mom and pop speculators, publicly traded builders, and high net worth family offices.


I've also seen dozens of different ways that land deals can fall apart. Title issues, development costs, entitlement hurdles... these are the killers of escrows. Over time I learned how to fix some of these issues, and also who to ask for help when I'm stuck.


Every deal is its own puzzle, so it's fun to try to solve these things. It's also rewarding to work with clients in a mutually beneficial relationship.


I'm not optimistic that I'll end my dry spell of selling houses...or anything taller than a fire hydrant... any time soon. But I would like to move some dirt.


Some notable transactions:


-1,500+ acre assemblage in Adelanto for solar development.

-Sale of a portfolio of lots from a mainland China-based investor to various publicly traded builders including DR Horton and KB Home.

-Sale of 30+ raw land sites zoned for cannabis development.

-Represented a high-net worth family in the acquisition and disposition of hundreds of improved lots.

-Represented HNW family in the acquisition of commercial land sites.

-800 acre Del Sur Ranch sale to solar developer.

-1,000 acre Lancaster Highlands facilitated joint venture between family office and solar company.

-1,200 acre Copa De Oro sale to solar developer.

-Dozens of other utility scale solar development sites sold.

-Represented banks and hard money lenders disposing of land sites following the Global Financial Crisis.
